If the key to the door of the dwelling is stolen in Japan, expenses necessary to replace the lock of the door will be covered.
Repair cost of rented house
Repair expenses (up to 3 million yen) for the damage to the rented house caused by a loss which is covered by this insurance policy and actually repaired at the expense of the Lessee based on an agreement with the Lessor or under urgent circumstances.* 1 * 2
※(1) In case of damage due to breakage, defacement, etc., we will pay the amount after deducting a deductible of 10,000 yen per loss.
※2. Excludes cases in which the insurance coverage cannot be paid and cases in which payment is made by lease liability coverage.
Personal liability coverage
The insured person * 1 who owns, uses or manages a residence used as the named insured person's residence * 2 in or outside Japan, or who is legally liable for damages resulting from the injury or death of another person or damage to the property of another person due to an unexpected loss in the insured person's daily life, or who is legally liable for damages resulting from the inoperability of trains, etc. * 3 in Japan, will be covered.
※1. Insured persons for personal liability (those eligible for compensation) are as follows.
(1) A named insured person (2) the spouse of the named insured person (3) a relative living together with the named insured person or the spouse of the named insured person (4) an unmarried child living separately from the named insured person or the spouse of the named insured person (meaning a child who has not been married) (5) a person living together with the named insured person other than those listed in (1) through (4) above (Only tenants and housemates under the lease agreement for the dwelling or residential unit listed in the subscription application form. Does not include corporations.) (6) if the person listed in (1) through (5) above is incompetent, a person who has parental authority over the named insured person, a person who has a legal duty to supervise the named insured person, and a person who supervises the named insured person on behalf of the person who has a duty to supervise the named insured person (limited to the relatives of the incompetent person); provided, however, that this shall apply only to losses involving the incompetent person.
※(2) 'Residence used as the named insured person's residence' means the dwelling used as the residence of the named insured person and the dwelling specified in the insurance application.
※(3) "Trains" means trains, diesel trains, monorails, cable cars, ropeways, chair-mounted lifts and guide way buses (excluding those used in amusement parks such as roller coasters).
Lease liability coverage
This coverage covers damages for which the insured is legally liable to the landlord as a result of damage to the leased dwelling caused by unforeseen and unexpected losses for which the insured is responsible. ※
※In case of damage due to breakage, defacement, etc., we will pay the amount after deducting the deductible of 10,000 yen per loss.

※2. The deductible amount is 10,000 yen per loss only in case of (6) losses.
※3. In case of (6) losses, the limit is 500,000 yen per loss.
In addition to "2 When insurance claims cannot be paid for all coverage items" listed below, we cannot pay insurance claims for the following cases:.

Damage arising from any of the following:
➀ intentional acts of any person to whom the use or management of the insured item is entrusted or any relative who lives with the named insured; ② natural wear and tear, deterioration, discoloration, alteration, rust, mold, fall of rocks, fermentation, self heating or rodent eating, insect eating, etc. of the insured item; ③ abrasion, scratch, paint peeling, distortion, deflection, dent or any other outward damage or defacement which would ordinarily occur in the normal use or management of the insured item, without loss or deterioration of any function of the insured item; ④ blowing or seeping wind, rain, snow, hail, dust; ⑤ misplacement or loss of the insured item; or ⑥ damage to the insured personal property while placed outside the covered premises.
Items specific to losses listed in (6)
➀ seizure, expropriation, confiscation, use of public authority, ② negligence or incompetence in work, ③ unexpected and sudden electrical or mechanical accidents not directly attributable to external accidents, ④ fraud or embezzlement, ⑤ land subsidence, uplift, movement, vibration, etc., ⑥ isolated damage to light bulbs, cathode-ray tubes, etc., ⑦ broken strings of musical instruments and damage to percussion skins of percussion instruments, changes in timbre and sound quality, ⑧ damage to eyeglasses, contact lenses, hearing aids, dentures, prosthetic limbs, etc., ⑨ damage to ships, aircraft, etc., ⑩ damage to unmanned aerial vehicles, radio control units, mobile phones, etc.

|Personal liability (Note ３）||
The Company will compensate the insured for damages incurred as a result of assuming legal liability for damages as a result of causing death or injury to others or causing damage to the property of others as a result of the ownership, use or management of a residence *1 used as the residence of the named insured in Japan or overseas, or an accidental accident in the daily life of the insured * 2, or for damages incurred as a result of assuming legal liability for damages in Japan for the inability to operate on-land riding equipment on a track.
*1 Residence shall be a dwelling used for residing of the named insured person and the dwelling listed in the enrollment form.
*2 Insured persons for personal liability are as follows:
(1) a named insured person, (2) a spouse of a named insured person, (3) a relative living together with a named insured person or his/her spouse, (4) a child of an unmarried person living apart from a named insured person or his/her spouse (meaning a person who has not been married), (5) a person living together with a named insured person other than those listed in (1) through (4) above (Only tenants and housemates under the lease agreement of the dwelling or residential unit stated in the subscription application form. Does not include corporations.), or (6) if the person listed in (1) through (5) above is a person without legal capacity to assume liability, a person who has parental authority over such person, any other legal person with a duty of supervision or a person who supervises such person on behalf of a person with a duty of supervision (limited to a relative of a person without legal capacity to assume liability). However, such loss shall be limited to the loss concerning the person without responsibility.
(Limit of Amount of Individual Liability Insurance Stated in Application for Membership for One Accident)
In addition to "2 When insurance claims cannot be paid for all coverage items" listed below, insurance claims cannot be paid for any damage caused by any of the following reasons:
*Liability for damages to relatives living together
*Liability for damages directly resulting from performance of work
*Liability for damages arising from damage to property itself received from others, such as rental equipment, golf carts of golf courses, etc
*Liability for damages arising out of ownership, use or management of automobiles other than golf carts, ships or firearms;
|Tenant liability (Note ３）||
When the rented dwelling has been damaged due to an unexpected and sudden accident for which the insured person is responsible, and when the insured person * has incurred damage as he/she bears legal liability for damages to the lender of the rented dwelling;
※The insured persons for tenant liability are as follows.
① named insured person ② a relative of the named insured person ③ a person living together with the named insured person (only tenants and housemates under the lease agreement of the dwelling or residential unit stated in the subscription application form. Does not include corporations.), or ④ if the person referred to in ➀ through ③ above is a person without legal capacity to assume liability, a person who has parental authority over such person, any other legal person with a duty of supervision, or a person who supervises such person on behalf of a person with a duty of supervision (limited to a relative of a person without legal capacity to assume liability). However, such loss shall be limited to the loss concerning the person without responsibility.
(Note) If there is a sublease agreement for the leased dwelling, the insured persons in ➀ through ③ above include the sublessor or sublessee.
In cases of (1) through (5) listed above:

Compensation payment - deductible (10,000 yen)
(In any case, the maximum amount of the tenant liability insurance stated in the subscription application form per loss)
In addition to "2 When insurance claims cannot be paid for all coverage items" listed below, insurance claims cannot be paid for any damage caused by any of the following reasons:
*Defects, seizure, expropriation and natural wear and tear of the rented dwelling
*Damage arising from blowing or seeping wind, rain, snow, hail, dust.
(Note 1) Flooding exceeding the floor (Tatami mats or wooden flooring, excluding doma (dirt floor) and tataki (tataki).) of a residential area.
(Note 2) The lower of the repair or replacement cost required to restore items of the same quality, use, size, type, and capacity to a re-acquired condition, (or expenses deemed necessary when the replacement or repair is conducted, whichever is lower). Repair expenses shall include expenses for removal of remaining property.
It does not include expenses for investigation of cause, and scope of damage, inspection, adjustment and trial operation expenses, provisional repair expenses, rental, installation and removal expenses of substitutes including land, and premium wage expenses. It should be noted that the value of any remaining items caused by the repair shall be subtracted from the payment.
(Note 3) An out-of-court settlement negotiation service is available. Provided, however, that with respect to personal liability payment, any lawsuit relating to any loss or claim for damages which occurred outside Japan, which is instituted by a court outside Japan is not covered by the out-of-court settlement negotiation services. If a lawsuit relating to a claim for damages is filed in a court outside of Japan, the tenant liability insurance claim is not covered by the out-of-court settlement negotiation services.
2 When insurance claims cannot be paid for all coverage items
Please note that insurance claims cannot be paid regardless of the coverage items in the following cases.
(1) intentional acts of policyholders, named insured persons, etc. (2) gross negligence of policyholders, named insured persons, etc. (not applicable to compensation coverage) (3) war, use of force by foreign countries, revolution, takeover, civil war, armed rebellion, incident, riot (4) earthquake, eruption, or tsunami caused by such earthquake or eruption (not applicable to earthquake fire expense coverage) (5) loss caused by nuclear fuel materials, etc. (6) irradiation, radiation contamination

Statement of Important Matters (for Named Insured Persons)
Please read this statement to the end before signing the contract and apply after you understand the contents of the insurance product.
1 Product Structure
*The Tenant Compensation System (Rental Housing Tenant Comprehensive Insurance) is an insurance that covers damages and expenses incurred related to the insured personal property due to a fire or other accidental loss. The insurance also covers damages in the case where the named insured person or a person who lives with the named insured person is legally liable for damages to the lender of the leased dwelling or other person due to a loss. Personal property does not include automobiles, living things, currency (excluding theft), programming data, etc.
*The Tenant Compensation System is based on the non-life insurance contract concluded with Zenkankyo Reiwa Insurance Co., Ltd. ("Our Company"), with the property management company as the policyholder. The insurance policy of the Tenant Compensation System is not issued to the named insured.
2 Named insured
All residents of the rental housing which is covered by the Tenant Compensation System are named insured persons (insurance claimants) under this insurance policy.
3 Period of Compensation
The compensation period starts when you move into a rental house covered by the Tenant Compensation System and ends on the day you move out.
4 Overview of Underwriting Conditions
The insurance amount for each named insured person is determined by the area of the property. Please refer to the table "Insurance amount and insurance premium equivalent".
5 Payment of Amount Equivalent to Insurance Premiums
The amount equivalent to the insurance premium of the Tenant Compensation System is borne by the customer.
6 Refund of Premium for Cancellation, Maturity Refund, Policy Dividend
There is no refund of premium for cancellation, maturity refund or policy dividend.
7 Duplicate Compensation
If the named insured person, his/her family members or housemates are covered by other insurance policies of the same type (including special provisions set with insurance policies other than personal property insurance or insurance policies of other companies), the coverage may overlap. If there is a duplication of coverage, both insurance policies will cover the loss covered by the coverage, but there is a possibility that the insurance claim will not be paid from either insurance policy and the insurance premium will be wasted. Please check the difference of the coverage and the insurance amount, and decide whether you need the coverage before you subscribe.
8 Handling of losses in the event of bankruptcy of insurance company
In order to protect policyholders, etc. in the event of the bankruptcy of non-life insurance companies, the 'Non-Life Insurance Policyholders Protection Corporation' is established, of which Our Company is a member. This policy is covered by the Non-Life Insurance Policyholders Protection Corporation, which provides up to 80% coverage in the event of an insurance company's bankruptcy. However, 100% of insurance coverage is provided for losses that occurred before bankruptcy and losses that occurred within three months after bankruptcy.
Please refer to this pamphlet for details of coverage, insurance payment, and major cases where insurance payment cannot be made.
10 Precautions to be taken when subscribing (obligation of notification, etc.)
*The policyholder or the named insured has a duty to notify. The duty of notification is the duty to accurately inform the facts about the matters to be notified when you subscribe.
*Matters to be Disclosed are those matters which the insurance company requires to be disclosed as important matters related to risks and which are indicated with a "◆" mark in the subscription application form. If this item is not disclosed intentionally or due to gross negligence, or if the matters disclosed differ from the facts, the contract may be cancelled and insurance claims may not be paid. Please be sure to check the contents of the application form.
11 Cooling-off (Withdrawal of application for membership)
This system is not subject to cooling off.
12 Loss Procedures and Precautions
(1) If a loss occurs, please contact the "Insurance Claim Reception Center" listed below without delay. If we do not hear from you, we may deduct the amount of damage incurred by the underwriting insurance company and pay the insurance claim.
(2) In the event of a loss such as a fire, it is necessary to confirm that there has been damage, so please do not dispose of burnt objects before the investigation by the insurance company.
(3) If any loss involving liability occurs, please be sure to consult with the insurance company and negotiate an out-of-court settlement. Insurance may not be paid if compensation for damage is negotiated without approval from the insurance company.
(4) When filing an insurance claim, the following documents prepared by Our Company shall be submitted.
(1) Insurance claim form (2) Damage estimate sheet (3) In case of damage due to theft of personal property, a certificate issued by the competent police station or documents in lieu thereof (4) Documents to confirm the existence and contents of other insurance policies
(5) Please note that there is a statute of limitations (3 years) on insurance claims.
13 About the Designated Dispute Resolution Organization
Our Company intends to sincerely respond to complaints raised by customers to resolve them. If necessary, customers may use the Sonpo ADR Center, a designated dispute resolution organization operated by the General Insurance Association of Japan and contracted with Our Company.
14 Handling of Personal Information
1. Acquisition of Personal Information
Our Company shall obtain personal information to the extent necessary for business purposes and by lawful and fair means.
2. Purpose of use of customer information
Personal information provided by customers will be used within the scope necessary to achieve the following objectives for the sound operation of the insurance business and the provision of services to customers.
(1) Underwriting and management of insurance contracts (2) Proper payment of insurance claims (3) Joint use with group companies, etc.
3. Providing customer information to external parties
Our Company may provide personal information to a third party within the scope necessary to achieve the purpose of use in the following cases.
(1) Provision of information to outsourcees (including insurance agents) to the extent necessary for performance of Our Company's operations.

* This booklet is a brochure and an explanation of important matters for the "Tenant Compensation System (Rental Housing Tenant General Insurance).". For general insurance terms and conditions and endorsements, please refer to the underwriting insurance company website.
* Under the "Tenant Compensation System (Rental Housing Tenant Comprehensive Insurance)," if the amount of insurance payment paid becomes the amount equivalent to the insurance contract due to one loss, the contract will be terminated when the loss occurred. As long as the insurance payment does not reach the insurance amount per loss, no matter how many insurance payments are made, the insurance amount will not be reduced and the contract will remain in effect until expiration.

Application Form for Tenant Compensation System (Rental Housing Tenant Comprehensive Insurance)
I received the brochure and explanation of important matters of the Tenant Compensation System (Hereinafter referred to as the "System".), and confirmed that the following points are correct, so I would like to apply for this System.
[ Matters to be Confirmed for Tenant Compensation System ]
1.This System compensates loss to personal property during occupancy, compensation in daily life, and compensation to the landlord.
2.Insurance covers personal property and the insurance amount for personal property is appropriate.
3.There are no other insurance policies that cover the same type of risks with respect to personal property stored within the premises of the dwelling.
4.The contents of the compensation shall be in accordance with my intention (the damage due to earthquake, etc. shall not be compensated).
5.Compensation starts when I move into the rental housing subject to this System, and ends when I move out of the rental housing.
6.The Explanation of Important Matters (contract summary and cautionary information) includes disadvantageous information for the customer such as reasons for exclusions of coverage. I have been explained that it was important to read the Explanation of Important Matters and confirmed the contents.
As the information about this System and the above contents have been confirmed, I hereby join the Tenant Compensation System.
